Pick the right strategy
There are several strategies that are employed by investors (Click here to find out more detail about them all) however they all fall into 3 areas we call the 3 ITY’s…
- Profitability – The regular cashflow from the rental activity, some strategies create a higher yield than others!
- Equity – The capital appreciation of property over time, some areas produce more money than others, however on average over time all areas of the UK increase by the same percentage overall.
- Liquidity – The releasing of equity and profit by selling the asset at a higher price than paid for it.
Novice investors tend to focus on number 3 as they see, on programs like Homes Under The Hammer, people buying properties, renovating them and reselling them on the market (known as the Flipping strategy) which produces profit figures that could replace their job income!
Step 2 :
Understand the profit levers
So what are the ‘4 Property Profit levers’?
- Discount – We create profit from day one, by ensuring that there is a discount, either from the current value or the potential value of the property (Taking into account the investment needed to release the potential) However this only pays once and we said indefinitely!
- Profitability – We ensure there is a consistent positive ‘cashflow’ from the asset into your bank account, after all costs and contingencies have been accounted for, this is calculated to pay us forever!
- Equity Growth – We like to ensure that our Equitable stake is continuing to grow inline with the UK’s averages, without been distracted by the national press and London based headlines. Our selection methods ensure we get this forever!
- Equity Release – This creates a similar liquidity event as selling the property, however we keep ownership of the property and the funds released are TAX FREE! And the best part is, as long as number 2 and 3 are in play we get this forever!
Step 3 :
Only buy property that pass the rules
All our investment models are based around a set of rules, which have been tried and tested with our own portfolios, but also thousands of purchases our team have bought on behalf of other investors. Step 4 :
Outsource and build teams
This is the biggest key to unlocking your financial freedom, keeping focused on why you want to invest in property in the first place, usually it is to gain free time, maybe to escape a job or possibly to live your dream lifestyle.
Which is why it is key to outsource as many of the the jobs and tasks as possible to ensure you are working at the top of you investment business and not getting dragged in to the day to day operations.
